MCPC Assists with Master Plan for Horsham Business Parks

One of the themes of Montco 2040: A Shared Vision, the draft comprehensive plan for Montgomery County, is “Vibrant Economy.” Although the county remains an economic powerhouse, leading the state in high-tech and manufacturing jobs, the national economy continues to shift. Recognizing that economic shifts are inevitable, the county and local municipalities need to plan for these changes to maintain high quality of life. To support this effort, our commission has contracted with Horsham Township to prepare a master plan for the Horsham Business Center and Pennsylvania Business Campus. This plan will guide future land use and infrastructure improvements that will keep these important parks competitive for the future.

While these active business parks have relatively low vacancy rates of around 11 percent for the offices, many of the buildings were built in the 1970s and 1980s and will need updating. In addition, the suburban office market is in a state of flux, with internal office designs changing, parking needs increasing, and many employees preferring walkable, mixed-use environments.

The master plan will identify market opportunities, appropriate land uses, locations for new land uses, recommended design guidelines, recommended zoning changes, possible business park amenities, and potential road and other infrastructure improvements.

The project will be guided by a steering committee that includes local business leaders, property owners, municipal officials, and county economic development professionals.
